This grass survive for longers period and much depends on the type of weather you want to plant it in, some options you may consider are Rye grass
The blades are less stiffer than the other two.
It's thick
it appears that rye grass is most efficient for lawns , however I am not sure of it's wear ability .

I have walked on all three varieties. Bermuda has the finest blades of grass. St. Augustine blades are coarse and spreads on vines....rought on feet.

This has a very fine blade in which becomes a much softer grass.
I have half of my yard in st.augustine grass and when we try to fill in the huge dirt patches of the rest of the yard, we got seeds that were actually Bermuda grass. We didn't know this at first period after it grew maybe about 5 inches... We realize how fragile it is. We went back and purchased ryegrass and it actually sprouted faster than the Bermuda grass. We are still waiting for it to grow and see the durability. But that's how I knew that Bermuda grass was the softest.

I've experienced all types and found that St. Augustine is the softest. but hardest to grow.
