"Shoppe" seems like the developer/owner is trying to make a cheap property seem classy. In my opinion it reeks of urban sprawl and new commercial developments in a corn field.

shop is mordern english word but shoppe is old english word.

because the average american wont take time out of their day to look up the differences between shop and shoppe they will assume that the extra letters are from a different language or a fancier way of saying an every day word, creating a false sense of finery.
